DEVELOPMENT PROPOSITION
Three separate suburban lots were offered as redevelopment sites without planning permits or resolved development concepts.
HOW WE RESHAPED THE VISION
In deference to the suburban nature of the area, each site was deliberately designed as a stand-alone stage, to engender diversity of materials, layout and form.
FOR THIS PROJECT
- Although classified as a ‘clean site’, significant contamination was discovered during preliminary site investigations: We arranged a separate pre-commencement clean-up programme during the early design phase to minimise lost time.
- At the time the project was conceived, stand-alone dwellings were the predominant typology in the area: We undertook market research to determine what features were essential to support sales in the area.
- The client preferred to outsource the sales and marketing campaign: We managed each stage of the private sales campaign on their behalf. The townhouses were offered for sale ‘off the plan’ and were fully sold within two weeks of release;
- Access for construction was a key risk: Constructability reviews were completed in party with a preferred builder to identify staging that would support build efficiency.
